Private money lending are loans provided to real estate investors, that are secured by real estate. Private money investors receive a first mortgage that protects their legal interest in the property and their investment.

How Are Lenders Protected?

Each property is put through a rigorous underwriting process prior to acquisition. Our team purchases properties at deep discounts that require some level of renovation in order to achieve their retail value. In addition to a first lien position on the property, a lender is also provided with the following documents:

Promissory Note: a signed document containing a written promise to pay a stated sum

Mortgage: a primary lien giving the lender the first right to the property

Hazard Insurance Policy: coverage that protects an owner and lender against property damage

Frequently Asked Questions

  • What is the minimum loan amount?

    The minimum loan amount is normally $50,000-$80,000. It is dependent on the specific property being rehabbed. Normally, our properties are valued at $80,000-$150,000 when purchased.

  • Will I be the only investor on the property?

    Yes, we do not pool loans or commingle funds. There is one lender per property.

  • What is the common loan to value?

    Usually, the loan-to-value (LTV) will be 65%-80%.

  • What will I receive upon closing?

    You will receive a promissory note and mortgage secured by a property. Each loan is a first position mortgage.

  • What is the typical loan length?

    Traditionally, loans will be written with a 12 month term. Our goal is to rehab and resale the property within 3-6 months. For wholesale deals, the estimated hold is usually 3-15 days. We also require long-term loans for our buy and hold investments. Contact us for more information.

  • Do I wire my funds to your company?

    No, you will never wire our company money. You will send the funds to the title company directly.

  • What type of return can I expect?

    Returns for loans less than 1 year usually yield 8%-10%.

  • What is my recourse if you default on the loan?
